What this publication is — and what it is not

EA Hospitality Pulse is journalism and market intelligence. It is published to help hospitality operators in Kenya, Uganda, Tanzania, Zanzibar and Rwanda understand their market.

It is not professional advice. Nothing here is investment advice, financial advice, legal advice, tax advice, or a recommendation to buy, sell, lend against, price, or invest in any property or business. Rate observations, pipeline entries and cost figures are reporting, not valuations. If you are making a financing, acquisition or pricing decision, engage a qualified professional and conduct your own due diligence.

Travel advisory summaries are our reading of what governments have published. They are not a substitute for the official advisory itself, which we link in every case and which is the only authoritative version. Advisory levels change without notice. Always check the issuing government's own page before acting.

Accuracy, and the limits of it

We take verification seriously and publish our methodology openly at methodology.html. Every dataset carries its sources, its sample size and its confidence grade, and we mark figures as measured, reported or early signal rather than presenting them all as equally solid.

That said, we are a small publication reporting on markets where official data is thin, delayed, or absent. We cannot warrant that everything is accurate, complete or current. Specifically:

If we get something wrong, tell us. We correct errors openly rather than quietly — corrections are logged with what was wrong, what is right, and when it changed. Email ceo@eahospitalitypulse.com.

Republishing and licensing

We want this work to circulate. Our republishing terms are set out in full at republish.html, and in summary:

Content and datasets remain the intellectual property of EA Hospitality Pulse, except third-party material reproduced under its own terms and photography licensed from its rights holders, credited at credits.html.

The public API

The JSON endpoints documented at api.html are offered free for reasonable use, on these conditions:

We may withdraw access for abuse. If you want to build something substantial on this data, email us first — we would rather help than rate-limit.

Contributed content

If you submit a guest guide, story tip, survey response or correction, you confirm it is yours to submit and does not infringe anyone else's rights, and you grant us a non-exclusive right to publish and archive it. You keep ownership of what you wrote. We may edit for length, clarity and house style, and we may decline to publish anything.

Limitation of liability

To the fullest extent permitted by law, EA Hospitality Pulse is not liable for any loss — including lost profit, lost bookings, lost revenue, or business interruption — arising from reliance on anything published here, from errors or omissions, or from the site being unavailable.

You use this data at your own risk and remain responsible for your own commercial decisions. Nothing in these terms excludes liability that cannot lawfully be excluded.

Availability

This is a static site published free of charge. We do not guarantee uptime, and we may change, suspend or discontinue any part of it — including datasets, endpoints and the newsletter — at any time. Where a change affects people who have built on our data, we will give notice in the newsletter and the API changelog.

Governing law

These terms are governed by the laws of Kenya, and the courts of Kenya have exclusive jurisdiction over any dispute. If you are a consumer in another jurisdiction, this does not remove protections you have under your own local law.

Changes to these terms

We may update these terms. The date at the top tells you when they last changed. Material changes will be announced in the newsletter. Continuing to use the site after a change means you accept it.
