EAST AFRICA HAS AFRICA'S LEAST CANCELLABLE HOTEL PIPELINE

Kenya Airways reported on 25 August: revenue KSh81.2bn, up 9.1% — and a net loss of KSh16.08bn, 32% worse than H1 2025. That is the region's shape. Kenya's 2025 tourism report gave record arrivals and earnings while earnings per arrival rose 3.13% against its own 4.075% inflation assumption: real yield per guest fell. Mainland Tanzania has overtaken Zanzibar on spend per night.

Now the supply table. W Hospitality Group's 2026 Africa pipeline report (10 Mar 2026): Kenya has 6,190 pipeline rooms, of which 4,922 — 79.5% — are already under construction. Ethiopia 79.9%, Tanzania 77.5%. Egypt, the continent's largest pipeline, 51.4%; Nigeria 39.2%; Cape Verde 8.6%.

What everyone is missing: the trade read that table as confidence. It is the opposite. A room in planning is an option you can let expire; a room under construction is a commitment with a drawdown schedule. Egypt can defer 22,362 rooms, Nigeria 5,152, Cape Verde 3,954. Kenya can defer 1,268. When demand softens, other African markets adjust through supply. East Africa can only adjust through price — and it lands on you, not the developer. A new branded hotel opens with debt to service and no legacy rate to protect.

WTA Africa Gala, Bwejuu, 28 Aug: Tanzania took Africa's Leading Destination and Leading Tourist Board; Zanzibar Leading Beach Destination; TANAPA six park titles (The Respondents TZ, 28 Aug).
🎯 So what: into direct and agent copy now, where it converts — not licence to hold rate.

3️⃣ DRC EBOLA NOW THE LARGEST BUNDIBUGYO OUTBREAK ON RECORD
5,794 confirmed cases, 2,786 deaths as at 26 Aug, CFR 48.1%, 60 of 151 health zones (WHO 2026-DON616, reported 29 Aug 2026).
🎯 So what: Uganda's US Level 4 is pinned to Ituri, not Ugandan epidemiology. Sell Uganda on the German, French and regional books.

4️⃣ KENYA'S DRAFT BROP CARRIES A KSh1.32trn HOLE
A KSh5.323trn FY2027/28 budget against KSh3.94trn revenue — 5.7% of GDP; Cabinet submission 26 Aug (People Daily / Mwango Capital).
