How the market actually works

Reference pieces, kept current

The daily editions tell you what changed. These explain the mechanics behind it — written once, revised as the facts move.

What an OTA booking really costs you, against a direct one — commission, payment fees, FX spread, settlement delay and cancellation drag, per retained room-night.

Intelligence tools

Eight live datasets we maintain for the region — advisory levels, entry rules and fees, our proprietary rate index, operating costs, air connectivity, the development pipeline, confirmed MICE events, and the destinations competing for your guest.

Levels shown are for main tourist areas; regional exceptions are noted. This is a working summary — always confirm with the official source (tap a level) before advising guests. Tap a market name to see its insights.

Living reference

Rules, fees & levies

Every entry rule, permit price, levy and surcharge across the five markets — with what it costs, who it applies to, and when it took effect. The things that stop a guest at immigration or surprise them at checkout. Bookmark it.

Compiled from official sources and kept current by our daily scan. Anything we haven't re-confirmed recently is marked VERIFY — always confirm with the official portal before quoting a client.

Proprietary data

EA Pulse Rate Index

A fixed basket of 40 properties across six East African markets, tracked weekly at a constant booking window — so movement in the index means movement in rate, not a change of sample. Published nowhere else for this region.

Margin watch

Cost-side index

Demand data tells you what you can sell. This is what it costs to deliver — fuel, currency and inflation across the five markets. Owners live on margin, and most hospitality coverage ignores this half of the P&L entirely.

Data release calendar

When the numbers land. Most outlets report these two to three days late — we analyse them the morning they publish.

SourceReleaseCadenceWhy it matters
Lift & access

Connectivity tracker

Seats decide arrivals. We track official airport traffic and every confirmed route change — because no amount of marketing replaces lift.

Route events

Scope note: true seats-per-week data sits behind commercial aviation databases, so we don't publish a seat count we can't verify. What's here is official traffic (lagging but authoritative) and confirmed route events (forward-looking and actionable).

Supply watch

Development pipeline

Who is building what, where, and when it opens. New supply is the slowest-moving threat to your rate — and the most predictable, if someone is counting.

Signings, openings & brand entries

Compression events

MICE tracker

Confirmed conferences, congresses, expos and awards ceremonies — the events that fill a city's or island's room stock for several nights at once, with enough lead time to actually plan around.

Know the competition

Competitive destinations

East Africa isn't sold in isolation. When Mauritius discounts, Zanzibar bleeds. When the rand weakens, South African safari undercuts the Mara. These are the destinations competing for your guest.

The record

Foresight track record

Every forecast we publish is logged here with a falsifiable test and a resolve-by date — and scored when the evidence lands, including the ones we get wrong. Anyone can sound confident about the future; this is the part that can be checked.

About

Intelligence, not a news feed

Anyone can forward a headline. EA Hospitality Pulse exists to answer the only question that matters to an owner: so what should I do about it?

Every trading day we scan official tourism boards and statistics bureaus, the region's reputable press, and global market-intelligence sources — then filter for what actually moves demand, supply, cost, risk or reputation for East African properties. Each item is tagged by segment (city, bush, beach), country, and how confident we are, and closes with a concrete move: hold rate, lock the contract, repackage, redirect the marketing spend.

We publish three times a day, plus a Sunday Foresight edition that turns the week's signals into a 30/90-day plan. When our foresight is later confirmed by the data, we say so — because credibility is the product.

How we work. Every claim is attributed to a named source and graded by confidence. Every forecast is logged in our public track record with a falsifiable test — including the calls we get wrong. Corrections are published, not quietly edited.
