A quiet news day, so a longer look: Rwanda is doubling down on yield-per-guest. The catch is one everyone keeps forgetting.

Two signings a fortnight apart tell one story. The Lux Collective is bringing a *five-property LUX/SALT circuit to Rwanda with Cleo Capital and RSSB β inked at the Africa CEO Forum in Kigali, announced 31 July 2026. Phase one (mid-2026) rebrands Cleo Lake Kivu as LUX* Lake Kivu and Akagera Game Lodge as SALT of Akagera*; phase two adds three greenfield LUX at Volcanoes, Nyungwe and Akagera for 2028. Alongside it, the 15th AfPIF brings 300β500 delegates to the Kigali Marriott, 18β20 August β one node in an RDB MICE revenue target of US$156m for 2026 ($130m in 2025, $187m projected 2027, per RDB). Kigali has held Africa's No.2 meetings city for five straight years behind Cape Town (2024 ICCA rankings).
What everyone is missing: both bets land into the same constraint β thin, expensive intra-African airlift. Rwanda issues just 112 gorilla permits a day (RDB); five new branded properties add rooms, not seats and not permits. The near-term effect of new supply is yield pressure on existing premium camps, not net new demand β more branded beds chasing a permit-capped, seat-capped market. South Africa's headline "arrivals" push is a volume play; the real rival threat isn't its visitor number, it's Southern Africa and Morocco buying long-haul lift. Lift, not brand, is the battleground.

π― So what β bush: The Lux pipeline is a 2028 supply shock into a market capped at 112 permits/day. Lock DMC allocations and rate parity for 2028 peak now, before branded supply resets the anchor. Watch construction-phase generator and utility load near Kivu, Volcanoes and Nyungwe sites.
π― So what β city: Hold corporate rate through AfPIF week (18β21 Aug) rather than discounting into association-conference compression β but right-size it: 300β500 delegates fills the Marriott and its near neighbours, not all of Kigali.
π― So what β Kenya/Tanzania: Rwanda's yield-per-guest model is the template. Sell the multi-country EA itinerary Southern Africa structurally can't match β gorillas plus savannah plus beach β because the rival fight is over airlift, and EA's answer is a bundled product, not a price war.

β STILL TRUE β Rwanda gorilla permit holds at US$1,500 for foreign non-residents (RDB, 2026): the region's priciest single wildlife ticket, and the pricing anchor the new LUX* supply is built around. Don't model a discount into 2028.
